The Housing Feel
Altamonte Springs offers more housing diversity than many of its neighbors, condos and townhomes near Cranes Roost and I-4, alongside established single-family neighborhoods further from the commercial core. That range makes it worth a look for buyers at multiple budget levels.
Rental & Investment Potential
The mix of condos, townhomes, and apartments near the commercial district creates real rental demand from young professionals working in and around the area, which is part of why investors watch this submarket.
Commute & Convenience
Sitting directly on I-4 with a SunRail station of its own, Altamonte Springs is genuinely convenient for commuters heading into downtown Orlando or north toward Sanford. The station is at 2741 S. Ronald Reagan Blvd. with a park-and-ride lot; Longwood is the next stop north and Maitland the next stop south.
Cranes Roost Park and Uptown
Uptown Altamonte is the city's events district, centered on Cranes Roost Park, which the city promotes as both a wedding venue and wildlife habitat. The city runs recurring events there, including Light Up the Holidays and Halloween at Cranes Roost Park. New apartment and mixed-use projects have followed, such as The Aston at Uptown, a 261-unit community that held its grand opening in March 2025. If walkability to parks and dining matters to you, ask me which streets sit closest to Uptown.
Owners, Renters, and the Numbers
Altamonte Springs had about 23,000 housing units at the 2020 Census, and just over a third of households were one person living alone. Census and Esri figures put renters at roughly 57 to 58 percent of occupied homes, which fits the mix of condos and apartments. If you are buying a condo, check the association's rental rules and its loan-approval status first; if you are investing, compare achievable rents against association fees before you buy.
Before You Buy: Schools and Flood Zones
The city is served by Seminole County Public Schools, and Lake Brantley High School is inside the city limits; parts of Altamonte Springs are also zoned to Lyman High School in Longwood. Zoning follows the address, so use the district's school-zone lookup before you fall in love with a house. For flood risk, FEMA's Flood Map Service Center shows the zone by address, and Seminole County offers flood zone determinations through its Building Division.
