Downtown Baldwin Park in Orlando, Florida

Homes for Sale in Baldwin Park, FL

Baldwin Park was built on the site of the former Orlando Naval Training Center, and it shows in the layout, wide sidewalks and a genuinely walkable town center wrapped around Lake Baldwin. It's one of the more distinctive submarkets in Orlando, and I can help you figure out whether its style of living, and its price point, is the right fit for you.

The Housing Feel

Baldwin Park was master-planned from the start as a New Urbanist community, so the architecture is intentionally varied: homes follow styles such as Spanish Revival, New Classical, American Craftsman, Florida Vernacular, and Mediterranean Revival, alongside townhomes and apartments. Home prices here run higher than most surrounding Orlando neighborhoods, reflecting both the newer construction and the walkability.

Schools & Families

Baldwin Park Elementary is in the community, on Common Way Road, and the lakeshore parks draw plenty of families. Zoning is assigned by address through Orange County Public Schools, so verify the school zone for any home before you write an offer.

Commute & Convenience

Baldwin Park borders Winter Park to the north and sits about four miles from downtown Orlando, with AdventHealth Orlando and the Loch Haven cultural district both a short drive away. The Village Center along New Broad Street puts restaurants and shops within walking distance for much of the community, and the loop around Lake Baldwin is about 2.5 miles.

From Naval Training Center to Neighborhood

The land served the military from World War II into the 1990s. The Orlando Army Air Station opened in 1942, and the Navy later ran Naval Training Center Orlando on the site. The federal base-closure commission named the center for closure in 1993, and in 1999 the Orlando City Council voted to buy the property and sell it to the team that built Baldwin Park. That developer cleared 256 buildings and about 25 miles of old roads, and homes began going up in the early 2000s. City parks in the community include Blue Jacket Park and Harbor Park, along with lakeshore parks on Lake Baldwin and Lake Susannah.

The Residential Owners Association

Baldwin Park has a master homeowners group, the Baldwin Park Residential Owners Association, along with a separate Townhome Service Area Committee. The community's website covers assessments, covenants, and Residential Guidelines last updated in 2024, and an architectural review committee reviews exterior changes, so check the rules before you plan a renovation, a paint color, or a fence. Dues and assessments vary by property type and can change, so I request the current budget and covenants before you write an offer.

Frequently Asked Questions

Why is Baldwin Park more expensive than nearby Orlando neighborhoods?

It comes down to the master-planned design and walkability, homes were built to a consistent, higher-end standard, and the community includes retail, dining, and green space you'd otherwise have to drive to. That built-in convenience carries a premium, though it also tends to support resale value.

Is Baldwin Park a good fit for a military relocation?

It can be, especially if you want walkable amenities and a strong sense of community while you're settling in. I work with a lot of PCS moves and can set up video tours so you're not making decisions blind before you arrive.

Does Baldwin Park have condos, or is it mostly single-family homes?

Both, you'll find single-family homes, townhomes, plus condos and apartments near the Village Center, which gives buyers more flexibility on price point and maintenance than a typical Orlando suburb.

Which schools serve Baldwin Park?

Baldwin Park Elementary is in the community, and the neighborhood is generally zoned to Glenridge Middle School and Winter Park High School. Zoning is assigned by address through Orange County Public Schools and can change, so verify it for any home before you buy.
