Growth & New Construction
New neighborhoods keep opening across Lake Nona, from starter townhomes to larger single-family communities, largely driven by the jobs Medical City continues to add. That growth is exactly why investors watch this submarket closely, appreciation has tracked the area's job growth for years.
Who Lives Here
Medical professionals, tech workers, and families drawn to newer construction and modern amenities make up much of Lake Nona's population, which supports both owner-occupied demand and steady rental interest for well-located properties.
Commute & Convenience
Lake Nona sits close to Orlando International Airport and the 417 (Central Florida GreeneWay), making it a genuinely convenient base for commuters working anywhere across the metro, plus an easy landing spot for out-of-state buyers flying in to tour.
Medical City and the Institutions Behind the Growth
Lake Nona is a 17-square-mile community planned and developed by Tavistock Development Company, and it sits next to Orlando International Airport. Its Medical City cluster includes the UCF College of Medicine's 50-acre health sciences campus, UCF Lake Nona Hospital, the Orlando VA Medical Center on Veterans Way, and Nemours Children's Hospital, which opened in 2012. The USTA National Campus, which opened in 2017 with 100 courts, brings a steady flow of visitors. Together these institutions are a big part of why the area keeps drawing medical and research professionals.
Communities and Builders
Lake Nona's official neighborhood list separates new construction from resale. New construction includes Laureate Park (custom homes, single-family homes, and townhomes), Somerset Lakes and Alora at Laureate Park (townhomes), Gatherings of Lake Nona (active-adult condos), and custom homes at Lake Nona Golf and Country Club. Resale communities include VillageWalk, Isles of Lake Nona, Laurel Pointe, Summerdale Park, Somerset Park, and NorthLake Park. Builders listed in Laureate Park include Craft Homes, David Weekley, Dream Finders, ICI Homes, and Toll Brothers, and the community lists new homes from the $500,000s to $1 million as of October 2026.
Check the Tax Bill: CDDs and HOAs
Many newer Florida communities have a Community Development District, or CDD. A CDD is a local special-purpose government that can levy assessments, which are usually collected on the county tax bill, and an unpaid assessment can become a lien on the home. Ask for the CDD amount and the HOA dues on any listing and add both to your monthly budget before you compare homes. Fees vary by community and by builder phase, so I pull the actual numbers for each property we tour.
