Homes for Sale in Casselberry, FL

Casselberry sits in southern Seminole County, wrapped around several small lakes and just up 17-92 from Winter Park. It's one of the more affordable entry points into Seminole County, with a mix of older ranch homes, condos, and newer infill, which makes it worth a look whether you're buying your first home or adding a rental property.

The Housing Feel

Casselberry's housing stock leans older, plenty of 1960s-1980s ranch homes on generous lots, along with a good supply of condos and townhomes around Lake Concord and Lake Kathryn. That older inventory tends to price below newer construction in neighboring Winter Springs or Oviedo, which is part of why the city draws both first-time buyers and investors looking for value.

Schools & Families

Casselberry is served by Seminole County Public Schools, which assigns each address to a specific elementary, middle, and high school, so check the zone for any home you are considering. Families priced out of Winter Park or Maitland often find Casselberry gives them a lower buy-in while staying close to the same area.

Commute & Convenience

The city sits along US 17-92, a direct corridor down to Winter Park and Orlando, about 10 miles north of downtown Orlando. Semoran Boulevard (436) also cuts through, connecting Casselberry to Altamonte Springs and the Cranes Roost area without much hassle.

Lakes and Parks

Casselberry has more than 30 lakes and ponds, with Lake Howell the largest, and the city manages 17 parks. Lake Concord Park, a 9-acre park around City Hall at 127 Quail Pond Circle, has an amphitheater, an interactive water play area, a sculpture garden, and a boardwalk. Secret Lake Park, at 200 N. Triplet Lake Drive, sits among three lakes and has courts, two playgrounds, fishing piers, and the Casselberry Recreation Center. Seminole County's Red Bug Lake Park, at 3600 Red Bug Lake Road, adds tennis courts, a fishing pier, and a boardwalk trail.

Flood Zones and Getting to SunRail

Casselberry has no SunRail station of its own. SunRail says its Altamonte Springs station, at 2741 S. Ronald Reagan Blvd., provides access to Casselberry residents and has a park-and-ride lot. On flooding, the city says almost every address is in the Lake Jesup watershed and notes that homeowner's insurance does not cover flood damage. It offers floodplain maps and elevation certificates, so check the flood zone and price flood insurance before you make an offer.

Frequently Asked Questions

Is Casselberry a good area for investment properties?

It's one of the more affordable options in Seminole County, and older ranch homes here can work well for rental income or a value-add renovation. We can run the numbers against nearby Longwood and Altamonte Springs to see where the returns look strongest.

How does Casselberry compare to Winter Park on price?

Casselberry runs noticeably lower than Winter Park for comparable square footage, largely because of the difference in home age and brand cachet, even though the two cities are just a few minutes apart. Ask Jose for a side-by-side comparison in your price range.

Are there walkable areas in Casselberry?

It's more car-dependent than Winter Park or Baldwin Park, though the lakes and several city parks give it a laid-back, residential feel. If walkability is a priority, I can help you weigh it against nearby options.

Do I need flood insurance in Casselberry?

It depends on the property's flood zone and your lender's requirements. The city notes that homeowner's insurance does not cover flood damage, so we check the flood zone for each home and get a flood insurance quote before you close.
